The Power of “Intrapreneurship”
SPEAKER_01dream. You said intrapreneur. For those watching, they don't know what that means.
SPEAKER_02What exactly is intrapreneur?
SPEAKER_01Uh intrapreneur is that I have the luck to not use my money in order to be an entrepreneur, like selling properties and stuff like that. I have the luxury to be with a company inspired buyers and use their funds in order to make more money.
SPEAKER_02Nice. What are your thoughts when someone says intrapreneur? What does that mean to you?
SPEAKER_00I've heard of slow solopreneur. I've never heard of intrapreneur. Solopreneur. Yeah, solopreneur is like when it's a one-man show. It's your business guy, but it's one-man show, but I haven't heard of intrapreneur before.
SPEAKER_02Introver. When I hear intrapreneur, it's kind of like what David said. So let's just go Inspired Buyers, right? The CEO of Inspired Buyers, which I hear is a real handsome guy. The CEO, he's the entrepreneur everywhere, right? It's his money, his time, his energy, and he's the one that's funding the entire project. But then you have intrapreneur, which is I think of it, and correct me if I'm wrong here, I think of it as a business within a business, right? You don't work nine to five, you don't get paid hourly. It's up to you to get your hustle and bring it to Inspire Buyers and do what you got to do to get paid, right? Yes, sir, yeah, exactly like that. Without the responsibility of the old rent.
SPEAKER_00I honestly love that because in any other businesses that I run in the past, we always try to find out how do we make the employee or who the manager or the general manager, how do we make them run the business like it's their business, right? So I like that term entrepreneur. We want to make them the entrepreneur of the business so they can treat it like their own and take full uh responsibility like it's their own, but not actually on the best good. Going to the service, man.
SPEAKER_02So you said hometown, what hometown are you from?
SPEAKER_01I'm
Moving Cities to Chase the Dream
SPEAKER_01uh I'm from El Paso, Texas. What are you doing living in San Antonio? Man, follow a dream. Actually, uh last December is when I decided to change my environment. Um I was doing good. I just decided I was getting comfortable and decided to make it make a change. How old are you? I'm 24. When did you move to San Antonio?
SPEAKER_02Last year. Man, we just had lunch with that uh, what's that what's the name? Trent. Trent Speed Tour. We just had lunch with that speed tour kid, and he's 21 years old, and he moved from Philly to San Antonio, and here you are, 23 years old. Man, that's a whole different man. Because when I was young, granted, I was in the army, but for a regular Joe who wants to be an entrepreneur just like you, just like the speed tour kid, that's a big shift, man, from someone to move from a whole different city.
SPEAKER_01Yes, sir. Yeah, most definitely. I mean, it was something um I felt the love for for my family, saying that it's more the stories they always tell me that, man, I remember I had that chance, but I never took it, and here I am stuck in my hometown, and at least five people told me that, one being my my parents, so that's why I was like, I should do it.
SPEAKER_02He said, Miss that opportunity. What you ever missed opportunity? Me? Yeah, all the time. Okay, we'll come back to that one.
SPEAKER_00What um what sparked the interest for San Antonio? What sparked your interest for inspired buyers? How did you how did that whole journey start?
SPEAKER_01Uh honestly, it started. I mean, I've been a fan of, of course, the man himself, Mr. Hustle, for many years, at least five years. I started following him in co in COVID. Um I when I actually finally started getting in more into wholesaling, it was probably like in 2023, early 2023. And that's when I started doing wholesaling. I wasn't by myself, I was with another company. They they showed me the basics, as you can say. And then one day I met the man himself in an event in December. Actually, that year, the Hall-In event on Carlos Reyes.
SPEAKER_02Yeah, Carlos. Yeah, shout out to my boy Carlos. Okay.
SPEAKER_01Yeah, I met I met him out there in the event. He actually, he's the one that told me, he's like, Yeah, I'll give you the tickets. I want to see if you're actually the hustler and see if you'll make it out there. And I told my wife, I was like, they gave us the tickets. I have a babysitter, let's go. And we just drove, it was a nine-hour drive from El Paso. From there, I mean, all the great speakers from Carlos Reyes, Brad Lee, Andy Elliott, all of those great speakers. I learned knowledge from them, but of course, for me, it was going to see Mr. Hustle out there.
SPEAKER_02And the crazy part is I remember this. I was I had Frank with me. Um, and at that event, and I remember you and your wife standing there. I know we wanted to talk, and I really had to leave. And I don't know if you know this, man, but we almost we almost missed our flight. No, I don't know if you're not. SPEAKER_01Yeah, no, I remember that because um I mean Mr. Frank was right behind you, man. Let's go, bro. Like, hey, we're late. Like, yeah, our flight leaves in 30 minutes, and you're here wanting to talk to the talk to him. And Mike was like, like, it'll be we'll be okay. Everything will be okay. We're not working so fast.
SPEAKER_02Well, that's good, man. So one, uh it takes a lot of courage, man. So cool. I'm glad we connected at the All-in-event. I'm glad it was a wholesale live. I think I spoke at it. Yeah, I'm sure I spoke at that event. Yeah, no, yeah, you didn't spoke at that event. I'm talking about wholesaling, probably talk about sub two. And then what made that transfer from El Paso, Chuco Town, to San Antonio?
SPEAKER_01Um, I mean, honestly, most definitely, you told me about maybe you were thinking about doing Inspired Virus when we stalking that event. We're talking about back in 2023. So you were telling me about it. You even offered me, hey, I mean, I know you're barely starting out, but are you thinking about coming out here? You even even told me, I was like, I haven't even told anyone. Like, you'll be the first person to know that we're starting Inspired Virus. And I think I actually told you no the first time because I was like, I'm still have like two months in this game. I'm trying to learn more. And when a year passed by, here I am trying to sell, trying to get with Mr. Frank and do a 72-unit sale. And Frank was like, What the hell? Like, bro, we just saw you in December, like, and you're here now, like you're learning all that stuff. And I just told him it was just the experience that I learned in El Paso. And from there, Mr. Frank is like, Well, we're actually looking for a dispo in case you want to go through the motion.
Joining the Inspired Buyers Team
SPEAKER_01And that was back in yeah, like October.
SPEAKER_02And then we said that's when the split happened, right? When I say the split, we're all, I think we all know what we're talking about here, right? My boy, Uncle Charles, HBHS, and and uh myself went separate ways and said, Hey, I'm gonna do inspired bars. And I talked to Frank, I was like, Man, we gotta do something. We need people. And Frank said, Hey, go on your stories, post that we need new hustlers, and we did an application, and if I can recall correctly, Frank, how many? Frank's in the background. How many how many applications came in? 72 applications came in. And out of 72 applications, Frank daryld down, and we got the people we got. And when your name was selected, I'm curious what what did wife say? What did wife say, hey, we're moved to San Antonio?
SPEAKER_01Um, honestly, when I first did the first interview, I told her I was like, hey, some maybe, because of course I had to go through the whole motion like everybody, go through the interviews, it's like two to three interviews. And after the second interview, I was like, okay, so it's looking like it's gonna happen. Like we're we're they're about to tell me maybe a yes or no. I'm just waiting for the final answer. And I'll be honest, at first, I was the one that was like, Man, I'm I'm from Ochuka, like where am I going to do in San Antonio? Like, man, I'm here. Like, why would I move? And she's the one that told me I was like, hey, this is already the second time. There's no there's not a third time. So if they're already giving you a second time, just take it. Yo, you've been you every time, because I mean, honestly, every time I would tell her, oh man, if I was with Mike, if I was with Mike and stuff like that, and she's like, let's just do it. Uh I know it's a big change because we're not gonna have our family, we're gonna be by ourselves over there, but let's just do it. And I feel that it'll be way better over there. Who was the biggest pusher? You or her? I'll be straight up, it was her.
SPEAKER_00I don't want to say So if not for the wifey.
SPEAKER_01Yeah, if it wasn't for her, hey, she's the one that told me, hey, let's just do it, let's just go. Because she even told me, she's like, what's the worst that happened? We come back to El Paso and do the same thing? And I was like, you're right. So uh on November, that's when Frank told me, I was like, hey, we'll do it. Even Mr. Frank was like, hey, we'll give you 30 days so you don't feel like, oh, we need you here. It's like, it's towards the end of the year, it's okay, like get your time, move out here. And yep, on December, that's when I moved out here.
SPEAKER_00So you must have had a lot of faith in in the operation. What did you see? Obviously, you've been following Mike for a long time on social and he knew that he was doing deals and I wasn't just like a fake guru. But what did you see in the interview process or what made you feel so confident too? Because that's a big move to one leave family, to risk going somewhere that's it's frankly it's a commission-only job, right? And so if you're not performing, and if they're not performing for you, giving you the the right you know leads, you know. So, what made you feel confident to come here and to be able to sacrifice basically everything to change over here?
SPEAKER_01Uh I mean, like I say, I'm a big fan of Mr. Hustle, but I gotta give the credit where it's due. It was Frank that gave me that final confidence. And I'll tell you why, because before I ever spoke with Mr. Hustle, I spoke with Mr. Frank. I talked to him, and probably he doesn't remember this, but it was back in 2023 as well, because that that big company as well where I was at, they had a split, and of course, everybody goes through the decision where you're going and all that stuff. And in that moment I felt stuck and I was like, man, well, who do I talk to? Because I cannot talk to my wife, she don't know about the business. Right. And I remember you told me, because I told you in the text about the whole story, and I think you were just like, Man, I don't want to like read everything, just talk to my man Frank. No, I know you read it, but you were just like, hey, like for somebody, something like this, talk to Frank. Like, he's the man that could out probably open your mind. And man, most definitely he did. He's like, Man, you just gotta understand that I mean it sucks, but sometimes you gotta be a little bit selfish and see what, like, actually, where is you're gonna be beneficial? Like, where is it that you're gonna grow? And since I had that first conversation with him in 2023, now we're back in 2024, and that's when I was like, man, I was like, I trust him, I trusted Mike. Of course, he's all over social media and getting the things done. And of course, the company Inspired Buyers, when Frank also told me, Hey, yeah, here today, we're at a million dollars in the first year. So I was like, man.
SPEAKER_02We've been pretty good, man. And you know what comes up a lot in this podcast and all the other podcasts, you're always gonna hear the word Frank. Yeah. When you think of me and you think of Inspired Buyers, you can't mention the word Frank without it. And you said Frank so many times. The other podcast we mentioned, Frank. Frank, you know, in all honesty, runs the office. I mean, I I push the face, and yes, I got the money to push the deal forward, but we wouldn't be here. I wouldn't be here without Frank, man. Scaling Dispo Systems & Processes
SPEAKER_02again, right? Let's bring up Frank. Frank doesn't play when we come here. Oh, yeah. Standard operating procedures. Everything's a systems, everything's a process. Yes, sir. What's the difference with Inspired Buyers here and what you got going on back in Chuco Town, wholesale-wise, uh systems-wise.
SPEAKER_01Man, day and night difference, I could tell you that. Because when I remember, I'll I'll be honest, when we did the interview with Frank, he's like, hey, you're gonna have to be talking to Hornet Money Lenders and all this stuff. Have you done that before? I mean, he don't know this. It's the first time coming up, and I was like lying to him. I was like, oh, I haven't done that before. I was like, Yes, sir, I can do it. Okay, fake it till you make it. Okay. I was like, yes, sir, I could do it. I could talk to whoever you need me to talk to and all this stuff. Man, in the back of my head, I was like, man, what am I gonna do? I've never done it before. Chat GBT, what are my questions to ask? And honestly, man, straight up before I even got here, I'd never even written up an assignment because how I did how they did it over there was more owner finance. Like I was in the owner finance world. But here I am talking all this big game, like, oh yeah, I'd done wholesales and stuff like that. Well, yeah, I've done the owner finance. I probably sold like 30 properties owner finance, but wholesale-wise, when I got here is when I saw my first wholesale deal. So that's what like the whole system and process that you guys have over here is a complete game changer.
SPEAKER_02I feel Frank's ears are burning. However, it worked, man. All right. I mean, look at you. So we had a huge dispo team. Of course, we'll go through the motions, right? Everyone, if you're wholesaling, you have a department and you're scaling, you actually have a business, you understand that you're gonna go in and out of different people, right? Different people, different cycles, different markets. Well, they can handle it, they can't handle it. They explore different options. But for I mean, obviously, Trump the Hustle podcast, man. I didn't know that. Right. I'm thinking this dude's on board because one, he met all the criteria of Frank. Two, I mean, for someone, did you have a house in El Paso? Yeah, I did. Sold it?
SPEAKER_01I had a duplex yesterday, I sold it. So I was house hacking.
SPEAKER_02That's what Frank told me. He said, Hey man, we got this guy. He's like, You met him? I was like, I was like, okay, cool. I forget who I meet until I actually see the name to the face. And he goes, You met him, he's selling his house. I was like, Frank told me this too. He's like, he said he's gonna sell his house, let's see what he does. And then a couple weeks went by. Frank comes to my office. Hey man, that guy in El Paso that wants to be a dispo. I said, I think he said his house is on the contract. Yes, sir. And then hey man, that guy, he sold his house. And then hey man, that guy's packing up and he's gonna be here in a minute. And I was like, man, so it's really cool to see your journey from you know doing what you're doing over there here and really controlling a inspired bars. If you guys know the history of it, it kind of started fresh when you got here too. Right. Yes, sir. Of course, I've done seven figures in wholesaling for years. But to hit that reset button and to have you along the journey with us in Dispo is really a pleasure for sure. And for you to now put yourself in a senior disposition where we're doing seven figures a year, man, it shows a lot of your character, right? SPEAKER_01Um, I mean, honestly, man, I would say the big man himself always say it's Tony Mine is that your ARV or your comps are yours your buyers as well. Because if you really look, if you really look deep into it, you can see most of those properties are comp wise are LLCs that sold the property. So what can you do, man? Hit up that realtor or that LLC, skip trace it. Hey man, I got another one around your area. You already know it's sold, so they made money out of it, and just hit them the process.

Building Deep Buyer Relationships
SPEAKER_02Bars, you know, and you know, for me, I love wholesaling. I love sub two. My guy Skyler, he handles the flips, right? So it's a dynamic duo where we have deals at Inspire Bars where we're gonna essentially we wholesale to ourselves because it's two separate companies. So I want to talk about the flipping here in a minute. But when it comes to wholesaling, everyone's using investor lift. Yep. I would assume people are starting to catch on to investor base. Yeah, that's true. They know the secrets of calling realtors, running comps. I'm gonna put you on the spot here, man. What does David do differently when investor lift, investor base, those realtors are just not working and we still gotta find a buyer?
SPEAKER_01Uh honestly, I'll I'll say I know sometimes many people are just thinking about the paycheck when it comes to selling a property, especially in Dispo. For me, it's always been the relationship. Uh, since I got here, I always been, I was out and out there with the buyers, showing the properties, making them laugh, talking with them. I at least could say I have 20 buyers in my pocket that if by any reasons it didn't happen or it didn't work, man. It was like, what was your biggest offer? And I'll get the biggest offer out of those 20 buyers, and all of them are cash ready to go. They can close as soon as title's ready or as soon as we're ready to get it done.
SPEAKER_02My guy said he had 20 cash buyers ready to go, man. I shameless plug here. You guys have a deal, you bring it to Inspired Bars in San Antonio and Texas. We got you. All right. I've been doing this for years. Professional company. Frank's, I'm a little more relaxed. My guy Frank's a little more professional. I think the dude has like a business management degree, and you know, he's always coming up, sleeves up, hollowed up. I say that to say this. I've had a lot of dispo agents. I've never had a dispo agent cuss out a buyer on the phone and yell at a buyer. But you have. Yes, sir. Why? How? How did you get into that? And I'm thinking to myself, as one, I'm the CEO of Inspired Buyers. Two, we said earlier, you're entrepreneur, so it's your money, too. How does that happen? How do you cuss at a buyer, yell at a buyer, and still close the deal?
SPEAKER_01Um, I mean, honestly, it's just simple. I know it might think it's crazy, but some buyers just get scared when it comes to crossing that finish line. And you gotta always match their tone. Even if they yell at you, hey, if you want to go into yelling where I could do it. He started it with you. Yeah, he's like started with me. And uh what's funny is that I was there with them in the office with Frank and Mike, and they heard everything, the guy was going off on us, and I just decided to, man, I always I'm always a person I'll match your tone. So if you want to be cool, let's be cool. If you want to get rowdy and stuff like that, let's get rowdy. I was like, one thing for sure is that when I came here is that I want to establish that nobody's gonna mess with inspired buyers, especially on the dispo site. Like, nobody's gonna mess with us, and I mean it's already known out there that I'm a hothead and I'm a lot of them out, but a lot of buyers perform. They never tell us I have only had two terminations since I ever been here. Wow.
SPEAKER_00So that's a record.
SPEAKER_02That's a record. I already piqued my interest. What do you mean two terminations? And what why do those two deals terminate?
Vetting Professional vs. Newbie Buyers
SPEAKER_01Uh title issues. Is it what's in your fault?
SPEAKER_00No. Okay, cool. So you've got 100% betting rate. Yes, sir. Assigned. Once they're assigned. Once they're assigned. We don't assign everything. Yeah.
SPEAKER_02We got some sometimes we pick up bad deals, right? Sometimes acquisitions do other things. Uh, we had title issues, but out of the assigned ones, two terminated because of title issues. Which one was it? Top of your head.
SPEAKER_01Uh Dumont and Calibra. Dumont and Calibra.
SPEAKER_02If the title was clear, those buyers buy it? Oh, most definitely. They still want it as soon as title's clear. So that's David doing El Paso, came in here, and it's a cool story. Now you see someone like Skylar, right? Skylar is my right-hand guy. He's handing the flips. What do you see in Skylar? Because remember, everyone's watching. You're either a wholesaler, you're a flipper, you're some type of buyer, right? We got the best of both worlds here. What do you see in Skylar as the buyer? What makes you like, hey man, this dude's a legit buyer?
SPEAKER_01Man, it's always the system in process. That's one thing for sure that you're gonna hear from him is that when he goes sees a property, it's not like, oh, well, maybe I think it's gonna be that. No, no, no. He's he already has the system in process. He's gonna walk the property and see it and be like, okay, I gotta do this, this, this. All right, it makes sense, I'll give you this number. If it doesn't make sense, he'll tell you why it didn't make sense. And that's that, because that's what you want. Honestly, that's what you want when a buyer is just like, hey, this is my process, this is how I do it. If the property fits, perfect. They don't waste your time. Let's go, let's close on it. If it doesn't fit, on to the next one. And that's what I like.
SPEAKER_00How many flippers do you have that that are buyers that you think have their stuff together that are organized, or a lot of them are maybe just swinging just for the swing sake and not necessarily knowing what they're gonna get out of it?
SPEAKER_01I think I could count more of the ones I know that are swingers instead of people that really have system in process. I could honestly say out of the buyers that we have, it's probably like maybe, and that's a lot, seven that really have their system in process.
SPEAKER_02So you see it, you can tell.
SPEAKER_01Oh, yeah, I could tell. Yeah. Yeah, because the buyers they're like, hey, they tell you why they have to be at this price range because that's their system in process. But when you know they're barely doing their first flip or they're swinging it, they're just if you tell them a number on the rehab, they're like, oh yeah, you're right. And I was like, wait a minute.
SPEAKER_00Just out of curiosity, the guy that was cursing you out, he was a newbie or he was seasoned?
SPEAKER_01Yeah, he was a newbie.
SPEAKER_00Newbie? Okay.
SPEAKER_02Yeah, yeah, he was a newbie. Scott of the flipper, what do you see? What do you want to work with as a wholesaler, a wholesaling company, right? Obviously, Scott is exclusive to us, but nonetheless, if you work to work with other wholesalers, right? Just deal with the deal. Don't get me wrong. It's very rare I buy a deal from another wholesaler. I would buy it if it's a good deal. So I'm sure Scott will do the same thing. Yep. On your end, what do you want to see from a wholesaling department, a wholesaling company, a dispo agent? What do you see? What do you want from them?
SPEAKER_00So I do get a ton of deals from just about everybody. We don't name any names. We get it blown up all the time. Text messages, email blasts, all that stuff. And I actually do skim through a lot of deals. Um, but the difference here is that A, obviously we're boys, and so I know that it's gonna be a good deal. You're not gonna sell me a crap deal. Whereas if it's coming from somebody else who I've never bought from, I don't know if it's actually a deal or not, right? So then we do our due diligence and run ARVs. Many, many times, other wholesalers will have the wrong ARV. They inflate the ARV because they need to sell the deal, right? And so No.
SPEAKER_02It only does inflation.
How Bad Data Kills Wholesale Deals
SPEAKER_02Okay.
SPEAKER_00And so that's a good beginner's tip for anybody who's just starting out. You have to have either if you can't run your own comps, if you don't have access to MLS, you have to have a good investor-friendly realtor that is willing to run the comps and really spend the time with you. Because not you only do you want to know what the price is, but the comps that they're giving you, is it the exact same neighborhood or is it, you know, two neighborhoods up, and so it's kind of in the same area. Is it the same exact rehab that's gonna be done? Is it the same level of rehab? And so we have, again, going back to systems and processes, we look at all these things to make sure that we're eliminating any room for error because there's so many things that could go wrong in a flip, things that can pop up that are unexpected. And so if you haven't done your due diligence correctly on the front end, you can really get messed over. So, anyways, working with you guys, um, A, I know that y'all are gonna sell me good deals, B, we have our systems and processes that we run through, and so I can verify that the numbers y'all give me typically are always on point, right? And if not, we just have a conversation about it. Um, and then from buyer side, me being the buyer most of the time, there's never any real I've never run into the title issue that y'all can't clear. I mean, y'all are always able to clear title. Y'all don't even pitch it to me unless title's clear, right? So having that stuff already checked off, whereas a lot of wholesalers um, you know, will just swing their shot, they'll shoot their shot, and maybe the title's clear, maybe it's not, and then you get down to closing day or close to closing day, and you've already got, you know, you're cleared a fund from the lender, but then you have title issues. That's never happened here, never even been close to an issue here. So just ease of business, right? I've always preached this in any business that I'm that I've been in, is that there's a secret cost of not being easy to work with, and then there's a secret bonus if you are easy to work with. People just naturally want to work with you, right, and do business with you. And so um, even though I may not pay the most for the deals a lot of times, whether it's with you or with another, you know, deal uh wholesaler that we buy from, um, they know that I can perform right, and then knowing that the deal is gonna be easy to do says a lot about us and that we do, you know, honor our word. If we say we're gonna do something, we come through with it, right? And that's what you guys do with me on y'all's side, and so it just makes it really, really easy on both sides to do transactions.
SPEAKER_02You dropped a lot of value from a flipper's point of view. You dropped a lot of value on what you wholesaler should be doing, taking them from a legit flipper who will close in 24 hours if needed. So that's a lot of value from that side, man. So I'm glad you shared that point of view. Going back to David, biggest assignment fee.
Breakdown of a $100k Assignment Fee
SPEAKER_01Um with inspired buyers or in uh no, in general. In general, biggest assignment fee is 10,000 to myself in one deal.
SPEAKER_02The DL too.
SPEAKER_01Uh it was a hundred thousand?
SPEAKER_02100,000.
SPEAKER_01Yes, sir. What's the story on that one? Uh it was actually a packaged deal. It was uh a house that was basically demolished. It was a bad property. There was a quadplex next to it and then a bacon lot. We were able to sell this to properties, basically the quadplex and the bacon lot to clear this one up free and clear. So, but since we got it all together, uh I sold this one for a hundred thousand.
SPEAKER_02So people make in a year. Yeah, a lot of people make that a year. Two years sometimes. So man, my guy's closing six-figure wholesale deals. Now I gotta ask. Smallest. Smallest? Man, the overall smallest. I've been there and done them, so no shame in our game, man.
SPEAKER_01The smallest that I I have sold, or the smallest I got in. The smallest fee. Smallest fee is $2,500.
SPEAKER_02Story.
SPEAKER_01It was here in the first one, like one of my second, third deal that we did here. The only reason we got it done is, I mean, it was it was hard to even sell it because it was a turnkey property and we're trying to sell it as a wholesale deal. Uh-huh. But we just we just got it done and we got $2,500 out of it.

The video I told the seller, hey, seller, the comps are the comps. I can't change that. Right? It's a 32, 1500 square feet, the comps are the comps. Your house needs this, this, this, and this and this. That's the rehab. I can't change the rehab. I can't change that. You need an AC, I can't change you need a roof. The only number I can change is how much I can buy for.
SPEAKER_01Yep.
SPEAKER_02So that's why I say dispo versus acquisition. If you had to tell a message to all the acquisition guys out there, what's one message you'll tell them?
SPEAKER_01Uh man, like my boy Skyler said, it don't fluff that ARV. That's the that's the biggest message I could say is that don't fluff that ARV because it could bite you in your ass when that buyer, when you get a buyer like Skyler that knows what he's doing, and he has Mike to do the comments. We'll call them boys out. Call you out, and he'll tell you straight up, hey man.

SPEAKER_02What makes you different than all the other dispo agents?
SPEAKER_01Clarity. I'll for sure tell you that is that I'll be clear with you since the beginning, because for me, as you can see, I mean I got in yelling words. It's not only one buyer, it's probably been like five that have heard them. It's always, I always tell the buyers, man, I prefer to you to be clear with me, tell me what's really going on and see if I can help you out. And then when I tell you the truth, I want you to help us out as well if it has to come to that. So it's clarity for sure.
SPEAKER_02My right hand ass Kyler, what's your final question for my boy David?
SPEAKER_00Where did your, because now that I heard the whole story and you've really, I mean, you are acting like an entrepreneur, right? Even though it's like you said, it's you're working under him, under Mike, and then this business and inspired buyers, but you've got that entrepreneur spirit because you're acting like it's your business, you're taking control, like it's your business, and every deal is going to be, you know, it is your money at the end of the day. Where did you get that drive from? Where'd you get that entrepreneur spirit?
SPEAKER_01Uh most definitely, I mean, I I would say is I got it since I was young, probably like 15. I saw my I saw my dad. He was he was, of course, like everybody. Their their dad is the main source, or it's not the main, was the main income when it comes to the household. And he had actually got let go of working in a company that he was 12 years. And when you first see it when you're young, you're like, oh man, well, you're struggling, pay bills, you almost lose your house and stuff like that. I saw it first, and I was like, man, I I come from an early college. So I'm an A and B student early college, yes, sir. It's uh when you go to high school and college at the same time. So I can't do it. Yeah, man. I mean, I just went through the hoodlums, right? But like I said, when I first saw my dad get his lose his first job when he had 12 years, I was like, man, do I really want that in my life? And it just got implemented into my head, and then it happened to him again in another company that he dedicated another seven years. And that when that happened, I was 18. Man, I'll tell you the story. I had 10 scholarships ready to go for me to go to college. Five were full ride.
SPEAKER_02You are a smart kid.
SPEAKER_01When I saw my dad go through that, I said, F that, I don't want that in my life. I don't want, I don't want to get fired just because like I was late or because the small details like that. So I after that, I did tell my parents, hey, you know what? I ain't going to no college. I'm just deciding to find it myself, go through the what is called life and learn the life lessons. And my mom yelled at me, I want that at you. I mean, five full space scholarships. I know if I my son tell me that, I would have kicked his ass probably.
SPEAKER_02But I can see that. Yeah, in a traditional household, yeah. That's a big move, man.
SPEAKER_01Yes, sir. Yeah. So when that happened, that's when most definitely that's when it started. I will say that for sure. That's that's when it started. When I first started, I was doing some other things that I mean, there's the past, of course, but that's where it all started. That I'm like, man, I I have that I can do it attitude. And I know I can do it as long as I do it.
